Kiran Hospital, Surat was planned with an ambitious vision - to establish a state-of-the-art 500-bedded Multi Super Specialty Hospital and Research Centre expandable upto 1200 beds, where patients could access comprehensive healthcare services under one roof. Developed as a greenfield healthcare project, the hospital was planned not only for immediate clinical requirements but also for future medical technologies, research, education and expansion.
The planning approach was feasibility-led, evidence-based and capital-conscious, balancing clinical ambition with site constraints, operational viability, construction phasing and long-term expansion potential. The project integrated clinical and operational understanding with architecture, medical equipment, engineering systems and healthcare workflows, ensuring that planning decisions were grounded in actual patterns of care delivery, departmental performance, staffing, logistics and patient movement.
Planned on a constrained 14,300 sq.mt site, Kiran Hospital evolved into a highly integrated vertical healthcare campus of approximately 92,900 sq.mt ,currently accommodating around 950 beds including 165 ICU beds, 30 operation theatres and procedure rooms including 17 major OTs, along with advanced diagnostics, critical care, research facilities, nursing education and accommodation for doctors, staff, nursing students and relatives of long-stay patients.
The project commenced in 2017, with the planning programme integrating the requirements of a large multispeciality and super-speciality hospital, medical and nursing education, medical research and supporting residential facilities within a single vertically integrated campus. Kiran Hospital was planned for phase-wise expansion, growing from 500 beds in 2020 to 750 beds in 2022 and 950 beds in 2026, with Phase 4 planned for 2028 to increase the capacity to 1,050 beds, while maintaining a cohesive, scalable and future-ready campus vision.
AMRD’s planning methodology for Kiran Hospital was based on extensive interaction with doctors, nurses, administrators, technicians and support teams across multiple specialties and super-specialties. The process included detailed study of emerging medical technologies, equipment requirements, operational benchmarks, patient volumes, staffing patterns, functional chronology, departmental adjacencies and clinical workflows. This evidence-based approach supported informed decisions regarding capacity, floor-plate efficiency, equipment planning, infrastructure investment and future adaptability.
The project also reflects AMRD’s experience with large hospitals and medical colleges, where clinical care, education, research, residential accommodation and institutional support functions must operate as an integrated campus. The planning was informed by FGI principles and aligned with NABH requirements, while also responding to applicable Indian healthcare, radiation, building, engineering and fire-safety standards. This combination of international planning references and local regulatory alignment supported a robust, safe and operationally practical healthcare environment.
The result is a highly structured healthcare campus with clearly segregated circulation for patients, visitors, doctors, staff, food, sterile supplies, soiled materials, waste and engineering services, supported by 22 lifts, 2 escalators, 5 staircases and dedicated service cores. Architecture was coordinated with medical equipment, engineering infrastructure and operational workflows from the early planning stages, enabling efficient integration of high-technology departments, critical-care areas, diagnostic services, sterile functions and support systems.
While functionally complex, one of the central design objectives at Kiran Hospital was to create a healthcare environment that does not feel corporate institutional. A large central atrium, filtered natural daylight, landscaped terraces and naturally illuminated circulation spaces bring openness, visual orientation and a more humane character into the building. Large, service-integrated floor plates provide the flexibility required for future departmental modification and adaptation as medical technologies and healthcare practices evolve.
The planning strategy remained capital-conscious, prioritising investments that directly supported clinical performance, patient safety, operational efficiency and future expansion. Standardised planning modules, shared diagnostic and support infrastructure, vertical stacking of compatible departments, efficient service cores and phased conversion strategies helped optimise the use of the constrained site while reducing duplication and improving long-term value.
The hospital accommodates approximately 45 comprehensive clinical and support departments, including Radiotherapy, Nuclear Medicine, Emergency Medicine, Radiology & Imaging, Urology, Nephrology, General Surgery, Orthopaedics, Otorhinolaryngology (ENT), Oncology, Neurology, Nutrition & Dietetics, Cardiothoracic Surgery, Vascular Surgery, Diabetology, Endocrinology, Obstetrics & Gynaecology, Paediatrics, Neonatology, General Medicine, Dentistry, Psychiatry, Ophthalmology and Endoscopy, together with a wide range of allied diagnostic, critical-care and support services.
A carefully developed vertical zoning strategy at Kiran Hospital establishes strong clinical adjacencies while separating high-footfall public functions from controlled treatment and inpatient areas. The Second Basement accommodates the highly controlled Radiation Therapy Department, along with Brachytherapy facilities, while the First Basement accommodates Nuclear Medicine, including PET-CT and Gamma Camera facilities, together with the Mortuary and Central Sterile Supply Department (CSSD). These functions are strategically positioned with controlled circulation and dedicated service connectivity.
The Ground Floor accommodates Emergency, Radiology & Imaging, Pharmacy, Health Check-up, and a restaurant. The First Floor forms the principal outpatient zone, accommodating approximately 20 departmental OPDs within an organized and high-throughput consultation environment. The Second Floor brings together Blood Bank, Research Laboratory, Pathology Laboratory, Dialysis, Day Care, Endoscopy Suite, Lithotripsy, Delivery Suite, Ophthalmology OPD, Neonatal ICU and IVF, creating an integrated diagnostic, procedural and maternal-child healthcare zone. The Third Floor accommodates the Medical ICU and Cardiac Department with dedicated cardiac operating facilities, while the Fourth Floor houses the Surgical ICU and principal Operation Theatre complex, establishing close relationships between critical care, surgery and postoperative management.
The Fifth Floor accommodates Physiotherapy, Administration and major service areas. From the Sixth to Eighth Floors, the North Wing accommodates inpatient wards, while the South Wing was initially planned for the Nursing College on a temporary basis, with provision for its later conversion into additional inpatient wards as Kiran Hospital expands. The Ninth to Eleventh Floors accommodate deluxe patient rooms along with nursing and relative accommodation, while the Twelfth Floor houses premium suites and doctors' accommodation. The Thirteenth Floor is planned for senior administration, including the Trustee Office, conference facilities and auditorium, with a helipad at terrace level providing capability for emergency air-ambulance access.
A defining feature of Kiran Hospital is its highly specialized Oncology and Nuclear Medicine infrastructure. The Radiation Oncology Department incorporates three advanced radiation bunkers, equipped with a 15 MV TrueBeam, 6 MV Halcyon and 6 MV Ethos system, with the Ethos installation representing one of the earliest and pioneering implementations of the technology in India. The hospital also incorporates CT Simulation and Brachytherapy facilities. The Nuclear Medicine Department, supported by PET-CT and SPECT imaging, includes facilities for both low-dose and high-dose nuclear medicine therapies.
Kiran Hospital also incorporates extensive clinical and engineering infrastructure including in-house CSSD and laundry, pneumatic tube transportation systems, centralized HVAC and Building Management Systems, isolation facilities, complete power backup, advanced fire and smoke-management systems, infection-control planning and dedicated engineering services. Equipment planning and engineering coordination were integrated with departmental layouts, structural requirements, utility loads, maintenance access, infection-control protocols and operational workflows.
The planning and design of Kiran Hospital were based on applicable national healthcare, radiation and engineering standards including IPHS, NABH, NABL, NBC, BIS and relevant Indian Standards. In addition, the design refers to international guidelines and standards including FGI, JCI, AERB, IAEA and ASHRAE, supporting the creation of a safe, technologically advanced, resilient and future-ready healthcare environment.
The project was delivered through a fast and coordinated planning process, requiring continuous alignment between the client, clinical stakeholders, architects, medical planners, equipment specialists, structural consultants, MEP engineers, fire and life-safety consultants, radiation experts and project teams. This integrated coordination helped maintain design continuity while responding to evolving clinical requirements, equipment changes, regulatory inputs, construction constraints and phased expansion needs.
Today, Kiran Hospital operates at a significant scale and has established itself as a major healthcare institution in the region. Over more than 9 years of excellence, the hospital has recorded over 50 lakh OPD visits, more than 10 lakh inpatient admissions and over 13 lakh surgeries and procedures, supported by a team of 300+ full-time expert doctors. With approximately 1,200–1,500 OPD patients served every day, Kiran Hospital demonstrates how feasibility-led, evidence-based and capital-conscious healthcare planning, supported by clinical expertise, operational understanding, FGI-informed and NABH-aligned design, integrated equipment and engineering coordination, and fast project delivery, can translate into a highly functional, scalable and successful healthcare institution.
