65-Bed Multispecialty Hospital | Adaptive Reuse Healthcare Transformation | Critical Care & Surgical Infrastructure
Ratandeep Hospital renamed as Omega max Hospital, is a 65-bedded multispecialty hospital developed through the adaptive reuse of an existing hotel building in Surat, with a total built-up area of 2500 sq.m. The project was commissioned for Dr. Ravi Raj and was completed in 2018. It required the transformation of a hospitality structure into a fully functional healthcare facility, demanding extensive architectural, engineering and clinical planning interventions while working within the constraints of the existing building.
The client’s vision was to convert the existing property into a compact, efficient and clinically functional multispecialty hospital capable of accommodating critical care, surgery, diagnostics, OPD services, inpatient rooms and supporting facilities within the available built form. The primary project objective was therefore to reorganise a non-healthcare building into a hospital environment with appropriate departmental relationships, medical infrastructure, patient movement and service systems.
A major part of the AMRD study and planning approach involved understanding the limitations of the existing hotel structure and identifying the modifications required to support hospital operations. One of the principal challenges was the introduction of a new bed elevator suitable for patient and stretcher movement within an already constructed building. New infrastructure also had to be incorporated for medical services, including clinical utilities, diagnostic requirements, critical-care functions, surgical services and hospital engineering systems that were not part of the original hotel design. AMRD approached the project as an adaptive-reuse exercise, retaining usable existing infrastructure wherever feasible while strategically inserting the new systems required for healthcare functioning.
The hospital was organized vertically according to clinical intensity and operational requirements. The basement accommodates physiotherapy facilities along with the canteen and cafeteria. The ground floor contains the casualty room, radiology, outpatient departments and pharmacy, allowing high-footfall and emergency-related functions to remain readily accessible. The first floor forms the principal critical-care and surgical zone, comprising the ICU, two major operation theatres, one septic operation theatre, CSSD and doctors’ lounge. The second floor accommodates X-ray, mammography, OPDs, pathology laboratory and day-care wards. The third and fourth floors are dedicated primarily to private inpatient rooms, while the fifth floor accommodates hospital administration and dining facilities.
The architectural and planning strategy focused on creating clear functional zoning within the limitations of the existing structure, improving departmental connectivity, accommodating clinical infrastructure and establishing appropriate vertical circulation for patients, staff and hospital services. Particular attention was given to positioning high-intensity departments such as casualty, diagnostics, ICU and operation theatres in locations that could operate efficiently despite the constraints of the former hotel layout.
The successful conversion of the building demonstrates how an existing commercial property can be re-engineered and repurposed into a 65-bed multispecialty healthcare facility through careful planning and infrastructure integration. The project transformed a building originally designed for hospitality into a structured hospital environment incorporating emergency care, diagnostics, outpatient services, critical care, surgery, day care and inpatient accommodation within a single vertically organized facility.
